Rose Water Capital acquires and operates workforce multifamily housing in supply-constrained markets, combining institutional underwriting with hands-on, technology-enabled operations.

South Florida is where we are deeply focused and actively deploying capital, a market where workforce housing demand continues to outpace supply and the fundamentals are among the strongest in the country.

South Florida’s explosive population growth and economic expansion have created strong demand across all housing segments, but institutional capital has overwhelmingly flowed into the luxury segment, leaving workforce housing increasingly undersupplied. This imbalance is what drew us to the market. We invest where the fundamentals are strongest, not where the capital is loudest.

We deliberately target middle-market assets that fall below the institutional radar, acquiring from non-institutional sellers where our speed, certainty of close, and hands-on approach create a distinct competitive advantage. Our technology-enabled platform allows us to underwrite with precision, manage with intensity, and deliver attractive risk-adjusted returns for our investors.
